1. Do your homework-some questions to answer: 

  • find out about how much house/condo you can afford?
  • what neighbourhood is right for you?
  • what do you need in a home; eg. bedrooms, baths, parking, space to rent out?
  • can you do some fix-ups or do you only want a house/condo in move-in condition?
  • check out the internet to find out about house prices, neighbourhoods, amenities etc.
2. Contact an agent after determing neighbourhoods, affordability, needs etc:
  • your full-time professional real estate agent will provide a contract outlining responsibilities of buyer and agent
  • make sure you understand the contract and what you are signing 
  • ask questions and seek independent legal advice if you wish a 2nd opinion
3. Ask your agent:
  •  age and condition of the property's systems, such as plumbing and electrical
  • if permits were pulled for any renovations
  • to provide 3 names of professional house inspectors
  • to find out recent sales of similar properties in the same neighbourhood
  • to provide the names of 3 real estate lawyers if you don't have one
4.  Budget for the following:
  • legal fees
  • Land Transfer Tax(es); Ontario Land Transfer Tax & for a Toronto purchase, Toronto Land Transfer Tax
  • mortgage Insurance if necessary
  • utility hook-ups
  • home inspection
  • home appraisal
  • survey for freehold property if necessary
  • status certificate for condo
  • title insurance
  • moving costs
  • some house/condo re-decorating, repairs
5. The offer to buy:
  • make as detailed as possible
  • outline what will be included, light fixtures, appliances, survey, keys etc
  • conditions re professional house inspection, mortgage financing, sale of your existing home, and or other factors which are important
  • if you are involved in a bidding war: enter with a strategy; keep in mind what you want in a home, what is the maximum you are willing to spend and what conditions must be met. Once your rules are set, stick to them. It can be tempting to waive your conditions (such as home inspection and or mortgage financing) but think carefully before doing this! 
6. Expect the Unexpected:
  • does your closing date on your new home/condo align with when you need to move out of your existing home
  • have a contingency plan in case the dates don't match up
  • if the Seller of your new home doesn't or can't move out on the date set for your move-in

  • The New Ontario Government Standard Lease Form must be used for any tenancy agreement after April 30, 2018
  • If this New Lease Form is NOT provided, the tenant can demand one
  • When the tenant demands this New Form, it must be provided within 21 days from request
  • If not provided within the 21 days, the tenant can withhold up to one month's rent
  • If not provided within 30 days from request, then the tenant can terminate any lease by giving 60 days notice
  • If new terms are added after the lease has been signed, the tenant can terminate the lease by giving 60 days notice
  • If the tenant does not request the New Lease Form, then the Landlord can consider using their own lease & no penalty if the New Lease Form is not requested by the prospective tenant

TIPS FOR BUYING a TORONTO CONDO in 2018

Affordability:
  • 2017 condo market prices increased by almost 20%
  • 2018 condo prices are still affordable when compared to single family home
New Build vs. Resale:
  • pre-construction prices are matching and sometimes exceeding the prices of existing condos
  • an existing condo can be lived in or rented out as soon as it is purchased - which creates and immediate financial benefit
  • pre-construction can take up to 4 or 5 years to finish and your money (the deposit) isn't earning 
  • to maximize amount of space for your budget, consider older buildings - buldings as young as 10 years old have significantly larger floor plans than new buildings and the price per square foot is lower
Amenities:
  • every condo amenity expense which is covered by the maintenance fees
  • an example of an amenity is a swimming pool, which typically adds approx $50 per month to an owner's maintenance fees
  • sharing the cost of amenities whith multiple condo buildings can be a smart investment as the cost is lowered when divided among more owners
  • larger amenity spaces tend to be more frequently used and so usually are better maintained than amenity spaces in smaller buildings
Maintence Fees Inclusions:
  • can include: heat, hydro, building insurance,  TV, internet, upkeep of common elements such as hallways, outdoor spaces, amenities and other items (hydro, heat, TV, internet, telephone can be on top of maintenance fees depending on the development)
Condo Renovation:
  • great investment 
  • cost-effective compared to renovating a house 
  • biggest cost is finishing materials, such as flooring, counters, appliances
  • usually no structural work, or no major plumbing or electrical work as in a house
Condo Dens:
  • depending on size, condo dens can be converted to an extra bedroom
  • installing a wall & door is an inexpensive renovation
  • converting den to extra bedroom is easy way to increase the value 
  • eg: listing a 3 bedroom condo rather than a 2 bedroom + den may increase the sale price
  • purchasing a condo with a good-sized den which could be converted to an extra bedroom presents an opportunity to quickly and inexpensively add value to the unit 
  • for investors: the ability to rent out an extra bedroom makes money sense as more tenants are shring condos due to the increase in rental prices
