apts (duplex, triplex, fourplex etc),
condos, houses or basement apts in Ontario
- The New Ontario Government Standard Lease Form must be used for any tenancy agreement after April 30, 2018
- If this New Lease Form is NOT provided, the tenant can demand one
- When the tenant demands this New Form, it must be provided within 21 days from request
- If not provided within the 21 days, the tenant can withhold up to one month's rent
- If not provided within 30 days from request, then the tenant can terminate any lease by giving 60 days notice
- If new terms are added after the lease has been signed, the tenant can terminate the lease by giving 60 days notice
- If the tenant does not request the New Lease Form, then the Landlord can consider using their own lease & no penalty if the New Lease Form is not requested by the prospective tenant
