Some analysts predict condo prices to rise because:
  • limit in supply of resale & new inventory listings
  • low interest rates
  • Greenbelt surrounding GTA limits new housing construction (like Manhattan on an island)
  • freehold houses are unafordable for first time buyers
  • some condos are experiencing bidding wars
  • condo developers charging $40,000 - $60,000 for 1 parking spot
  • some new condos are not allowing buyers of studio and 1 bedroom condos to purchase parking unless some are remaining from purchases of larger units
  • government wants developers to increase space for bicycles and extra storage
  • condo selling prices have increased in Toronto over the year by 10%
  • new condos averaging $700/sq ft
  • many buyers now accepting idea of condo maintenance fees as maintenance costs of houses, especially older ones, are steadily increasing
The Toronto Real Estate Board Reports the following in the GTA:
"Similar to the low-rise freehold market segments for houses, the growth in condo sales is outstripping growth in condo listings this year. Sellers' market conditions exist for condominium apartments in many parts of the GTA including Toronto's downtown core. This is why we are seeing average price growth above the rate of inflation". Jason Mercer, TREB's Director of Market Analysis.
